An opportunity to join an experienced and highly successful planning team at Taylor Wimpey North Thames at an exciting time when the North Thames business has relocated to a brand new modern office in Kings Langley. The North Thames regional land portfolio includes a number of major sites across Hertfordshire (including the nationally significant Gilston Area development for 1,500 new homes), in addition to a number of new sites in the pipeline following a period of successful land acquisition. In your role as Assistant Planning Manager, you will have the chance to play a crucial role in the future success of the business through successful planning outcomes. Reporting to and mentored by our Senior Planning Manager, you will assist in driving the planning objectives of the regional business, working closely alongside other business departments, particularly Technical and Land colleagues. The successful candidate will be a driven individual, willing to work hard as a team player with a desire to learn and continually improve. Primary Responsibilities
  • Under the guidance of the Senior Planning Manager and Planning Manager, manage and positively contribute to the preparation of layouts and planning applications for all sites.
  • Assist the management of external consultants in the preparation of planning applications, NMAs, appeals and representations to Local Plans, including supporting programme development, reviewing/understanding work and ensuring effective project team operation.
  • Support the submission and negotiation of planning applications including S106 agreements and viability models and develop understanding of development viability.
  • Develop the ability to set and critically review planning strategy with the aim of being strategically agile at any point in time.
  • Develop a good knowledge of the geographical area and build a network of strong relationships with key contacts within and outside the business.
  • Develop the ability to influence key stakeholders in the planning process.
  • Have an in depth knowledge and clear understanding of the continually evolving planning system
  • Deliver projects on time and in compliance with fee budgets
  • Raise purchase orders and manage fee budgets in line with agreed consultant fee proposals
  • Develop an understanding of business needs in developing layouts including an appropriate housing mix
  • Already have and working to develop of the planning system, relevant legislation, guidance, policy, case law and keeping up-to-date with upcoming changes with the ability to advise the business on relevant matters.
  • Understand and supporting service delivery in accordance with the planning requirements of the Taylor Wimpey Operating Framework.
  • Liaise successfully with other teams within the Business Unit to provide input on development schemes from initial identification by the Land Department to acquisition and beyond, through to development completion, providing planning guidance, input and updates as necessary.
Experience, Qualifications, Technical Requirements
  • Degree qualification in planning, a relevant subject or where transferable skills can be demonstrated
  • MRTPI qualification
  • Planning experience with another Developer/ Housebuilder, Planning Consultancy or Local Government.
  • A full driving licence.
